RATES

4 - 10% of Gross Monthly Revenue

We charge a percentage fee based on gross revenues.

The percentage is based on volume of units. Typical rates based on property size are:

  • Less than 16 units- 8-10%.

  • 16-50 - 6-8%

  • 50-100 - 5-6%

  • 100+ - 5%

  • 200+ - 4%

These rates are negotiable based on property conditions. For Class A properties we are willing to negotiate a lower rate, and for Class C properties we would require a higher rate and an allowance for minimum maintenance expenditures.

No Showing Preparation Fee

No Lease Signing Fee

The property can expect to pay all expenses associate with operations, including utilities, bills from contracts/vendors, and materials for maintenance. Additionally, all labor performed for the property will be billed hourly at the rate we pay when performed by Patriot Properties Maintenance Technicians. Our maintenance technicians are paid in the range of $15-25 hourly and we use T-Sheets time tracking software enabled with GPS to ensure accurate billing of hours.

OUR SERVICES

Laundry Coin Collection

  • Laundry Coin is collected solely by our CEO and deposited directly into the operating account. The charge for this service is the same rate for the management of the property.

AirBNB

  • Patriot Properties is a 5 Star Super-host on AirBNB and manages furnished rentals across the state of Wisconsin. If you’re interested in furnishing your units, our clients have found these units can rent at almost 200% of market rate rent.

  • Our AirBNB units can be both nightly stays and short term weekly, or monthly rentals.

  • We use our network of professional cleaners to maintain these units at a 5 Star level.

Showings

  • Patriot Properties post all vacancies across numerous websites and coordinates showings with interested parties.

  • Patriot Properties utilizes August Smartlocks to allow tenants access to properties without our agents being present.

  • We require a valid ID and legal agreement to be held harmless before any prospective tenants view our properties.

Online Applications & Leases

  • Patriot Properties believes strongly in efficiency and convenience for our tenants.

  • We accept mailed, and emailed applications and leases.

REPORTS - Appfolio Owner Portal

  • Track your property’s performance via reports mailed or emailed monthly.

  • 24/7 online access to owner portal allows you access to the reports you want at any time.

  • Track Key Performance Indicators, Maintenance Services, Up-To-Date Accounting Ledgers, and Tenant Occupancy Dates.

Owner Payments

  • Owner funds can be transferred directly to owner accounts via ACH direct deposit regularly each month, or mailed via check.

  • Patriot Properties monitors rental rates throughout both the city and country, making sure your investment is properly valued and will be set at the highest rental rate we can sustainably achieve.

Advertising

  • We put a strong emphasis on quality, professional looking pictures for advertising. Appfolio automatically posts to all of the leading sites such as Apartments.com, Zillow, Trulia, Hotpads, Realtor.com, and many more.

  • We also post vacancies directly on our website, which we pay to advertise on across the state of Wisconsin.

  • In the event tenants are moving from one city that we manage in to another we are always the first property they look at.

Screening

  • Our eviction rate is extremely low. We put strong emphasis on screening tenants and require extensive information, references and backgrounds checks before we approve tenants to live in our communities.

  • We always comply with fair housing laws.

  • Screening consists of background checks, credit reports, employment verification, income and previous rental history.

Branding

  • Patriot Properties takes great pride in its tenants, its properties and its clients.

  • Our properties are our brand, and as such we always maintain everything at the highest standard possible.

  • We love working with and supporting the men and women who have served our country. Patriot Properties is proud to employ a number of veterans, and focuses on donating to causes for the betterment of veterans and service men and women.

  • Patriot Properties requests the permission to fly the American Flag at all of the properties we manage.

  • In the event there is currently branding in place, we are happy to keep that branding in place. We request to be able to add verbiage stating that the property is “Professionally managed by Patriot Properties,” with our logo displayed.

Taxes

  • Standard year-end tax forms (1099) will be provided at year end.

Maintenance & Repairs

  • Flexible to your expectations.

  • Maintenance will be conducted by bonded professionals at the lowest possible price due to our relationships and purchasing power with local vendors.

  • We will not outsource when we feel we can complete the work at a similar quality, yet at a lower price than an outside vendor.

  • Any maintenance or repair over your desired threshold will require your approval before the work is completed.

Appfolio Tenant Portal

  • Tenants can pay rent, make maintenance requests, and communicate directly with our office through the Appfolio Tenant Portal.

  • Rents can be paid in the form of ACH, Credit Card, Personal Check, or Money Order. We do not accept cash payments.
